The Charlotte MSA has been a strong performer in the rental market for years. But even compared to the rest of the high-performing Sun Belt market, it has some outstanding characteristics that make it worthy of special attention.

Notably, it’s been a strong performer even through a relatively difficult investment period. Much of this market’s resilience comes down to the durability and diversity of its demand drivers. Here are a few reasons why we love the Charlotte market.

Diverse Employment Drives Demand

A business-friendly environment has fueled much of the Sun Belt’s growth over the past decade, and that’s no different in Charlotte. One of the things that’s remarkable about Charlotte is the diversity of the employment base. It’s not anchored by a single industry or one concentrated area of industrial or commercial development.

Instead, it boasts a diverse employment base that spans industries like financial services, healthcare, advanced manufacturing, logistics, and technology. Major employers continue driving job creation and supporting a deep renter demographic that includes young professionals, relocating households, and families drawn by the high-performing suburban school districts.

This diversity has helped keep demand robust and should continue supporting long-term housing demand. A recent John Burns report pegs household growth at 1.7% in the Charlotte MSA, and projects this number to hold around 1.6% annually through 2029.

Affordability Still Matters

As in other MSAs, many would-be buyers in Charlotte still find themselves priced out of homeownership. This has extended renter tenure and increased demand for professionally managed rental housing, particularly within suburban SFR and BTR product types.

The affordability gap remains meaningful. According to John Burns research, the monthly cost of owning an entry-level home is now estimated at roughly $2,700, compared to about $1,900 to rent a comparable property.

Yet from an investment point of view, the Charlotte MSA still offers a compelling balance of affordability and economic growth relative to peer Sun Belt markets. While home values have appreciated significantly over the past decade, home prices remain below many comparable high-growth metros, supporting continued household formation and in-migration.

Demand Continues Pacing Supply


Charlotte has seen a substantial wave of multifamily deliveries over the past several years, moderating rent growth in the near term. Even so, apartment occupancy has held at a healthy 93.6%, demonstrating that demand has largely kept pace with new supply. Looking ahead, new development is expected to slow as higher capital costs limit future construction activity.


Demand for BFR is particularly strong in the high-growth suburban corridors surrounding Charlotte, including Concord, Huntersville, Mooresville, Mint Hill, Indian Trail, Gastonia, and Fort Mill. The affordability of detached rental housing relative to homeownership continues driving demand in these areas.

At the same time, new single-family construction has slowed, with permits down more than 23% year over year, helping support a more balanced supply outlook in the years ahead.

What We Like Most About Charlotte

Charlotte isn’t simply benefiting from one favorable trend. It combines population growth, a diversified economy, durable rental demand, and disciplined supply in a way that has supported the market through a range of economic conditions.
