There’s no shortage of information in the SFR and BFR space right now. With all of the reports, data, headlines, and forecasts constantly being generated, there’s always something new to react to.
But one thing we’ve found over time is that the most useful insights don’t usually come from reading about the market from a distance. They come from being close to it. That’s the biggest reason we spend time at various industry conferences throughout the year, connecting with people who are active in this space.
What You Pick Up In Conversation
Markets don’t move all at once, and they don’t move evenly. Even in the data, you can see activity shifting in ways that aren’t always obvious at a national level. Certain markets will be gaining traction while others pull back, or different strategies will emerge within the same types of assets in different markets.
Those shifts often show up in conversations before they fully show up in reports. When you’re in the room with operators, lenders, and developers who are all working through those questions in real time, you get a much clearer sense of where things actually stand. This includes key insights like what people are seeing in their pipelines, what’s getting harder to execute, and what assumptions are starting to change.
While anecdotal, this data is often a great leading indicator of trends that you’ll only read about once they become big enough to reach everyone’s radar.
Why That Matters Right Now
Staying connected to the market is always important, but especially when things are in flux. In a more stable environment, you can sometimes get away with relying on broad trends. For instance, when capital is cheap and demand is consistent, the market tends to move in a more predictable way and it’s easier to follow.
That’s not the case right now. Between higher interest rates, unpredictable policy changes, and ongoing movement in how capital is being deployed, the environment is more nuanced.
The opportunities are still there. It just means you need a clearer read on what’s actually happening beneath the surface. We’ve found that connecting regularly in person allows you to stay closer to the leading edge, rather than reacting to changes once you’re reading the same headlines as everyone else.
What We’re Paying Attention To
When we attend conferences, we’re not just there to be present. We’re there to listen, share, and interact with a wide range of market players.
How are deals being underwritten today versus six months ago? Where is capital actually flowing versus where people say it is? What’s taking longer, and why? What’s getting easier?
Those are the kinds of questions that don’t have static answers.
They evolve quickly, and the only way to stay on top of them is to stay close to the people working through them every day.
