The borrower’s strategy centered on acquiring single-family rental properties, rehabilitating them, and bringing quality rental housing to the Philadelphia market at affordable price points.
As their portfolio continued expanding, they needed financing that could support repeat acquisitions across a large number of properties while also giving them flexibility as market conditions and portfolio goals evolved over time.
The Solution
Over the first two-and-a-half years of the relationship, Encore Finance closed more than 10 loans with the borrower group.
This included five portfolio loans, structured as 5-year interest-only transactions, to support the borrower’s ongoing acquisition strategy across the Philadelphia area.
Across those five transactions, Encore Finance funded more than $21.8 million in financing tied to 382 properties and 393 rental units.
The loans included shortened yield maintenance periods and step-down prepayment structures, giving the borrower greater flexibility to refinance or repay the debt as market conditions and portfolio objectives evolved.
The Outcome
The financing helped the borrower continue scaling their portfolio throughout the Philadelphia market while maintaining flexibility as their strategy evolved over time.
